Chimney crowns and chimney chase covers are remarkably similar, but they do have some notable differences. Generally speaking, chimney chase covers are metal, while chimney crowns are masonry.

Both chase covers and crowns serve similar purposes, to seal the top of the chimney with the exception of the flue to prevent moisture from seeping into the brickwork and causing damage, especially in areas where freeze/thaw cycles can wreak havoc on your chimney.

In cases where a chimney crown has begun to fail, sometimes a chase cover can be placed over the top of it to maintain its seal and prevent damage to the chimney beneath it.

Installing a chimney chase cover requires knowledge of both roofing principles and chimneys, and should not be attempted by someone without a solid grounding in both specialties. For this reason, we recommend that chase cover replacements or repairs be performed by an experienced CSIA-certified chimney professional.

Chimney professionals have the experience and knowledge to properly install these very important protective pieces on your chimney. Because a chase cover serves as the first point of defense against moisture entering your chimney system, it’s of vital importance that the process be handled properly.

If the chase cover isn’t installed properly, and moisture is allowed to enter your chimney system, it can cause premature failure of the overall system, especially the brick-and-mortar work throughout.

Try to imagine moving into a house that had no roof. The first time that you had a rainstorm, everything you owned would get wet and quite possibly be ruined. In a similar fashion, a chase cover provides protection to the rest of your chimney system to prevent it from being damaged due to moisture.

However, chase covers serve an additional purpose that many people do not consider. Typically seen in historic homes, some chimneys are wood framed or may have siding on them rather than brickwork. In these cases, the chase cover serves to provide a fire-retardant finish for the top of the chimney. This may help prevent structural fires in these types of structures.

An additional purpose that is served both by chase covers as well as by chimney crowns is preventing erosion of mortar beneath these structures. Because these structures stick out past the edge of the chimney, any moisture or rainfall that is directed off of them falls onto the roof, rather than the sides of the chimney.

In most situations where your chimney and fireplace system have been well maintained and inspected regularly, there is typically no need for a separate chase cover inspection. During your annual chimney inspection, the chase cover will be inspected for any corrosion, damage, or wear.

That being said, should you have reason to suspect that your chimney chase cover has been damaged due to a blow from a falling tree, storm debris, or similar issue, you should absolutely have it inspected as soon as possible, and preferably before using your chimney and fireplace again.

If you choose to not have your chase cover repaired or replaced when it’s needed, there are a number of issues that can arise. Because the chase cover serves as a waterproof cap to your chimney, failing to have it repaired or replaced allows moisture to enter your chimney.

In some cases, this can include the areas surrounding the chimney in your homes interior. This means that you may see symptoms of chase cover failure such as stains on walls or ceilings surrounding your chimney, issues with mold or mildew due to the excess water in your home, water dripping down your chimney’s interior, rust on metal parts of your fireplace or chimney, and similar signs of water infiltration. You may also see issues with cracks and crumbling mortar in your chimney system.

As you can see, many other types of damage can happen in your home when you fail to have your chase cover repaired or replaced in a timely manner. If you suspect that there is an issue with your chase cover, why not give the experienced professionals at Wolfman Chimney & Fireplace a call today?

As with many other types of home services, the cost of a chase cover repair or replacement depends very much on the type of chimney that you have to begin with.

As an example, it is often much more expensive to manufacture a chase cover for a multi flue chimney as compared to a single flue chimney. The additional time, effort, and materials involved in the process will lead to a higher bill in the long run.

However, if you have regular inspections and maintenance of your chimney system, a chase cover repair or replacement is more likely to be spotted before additional damage is caused. In these cases, because there is no additional damage, the cost is likely to be lower.

By comparison, if you’ve gone a while without having your chimney inspected, there are likely to be more problems with your chimney system beyond the failing chase cover. You may have issues with masonry needing tuck pointing or repointing, a failing chimney cap, and similar issues that will drive the cost up.
